Overview
We are seeking a Project Management Associate to support capital improvement and renovation projects across our real estate portfolio. You will be responsible for managing the construction process from project inception through completion, working closely with internal teams, external contractors, and consultants. The ideal candidate is detail-oriented, highly organized, and eager to learn in a fast-paced, dynamic environment.
Key Responsibilities
- Project Oversight & Management:
Oversee aspects of capital projects including planning, budgeting, scheduling, and execution. Ensure projects are completed on time, within budget, and to the required quality standards. - Budget & Cost Control:
Develop detailed project budgets, review estimates, and track expenses throughout the lifecycle of the project. Identify opportunities for cost savings while maintaining quality standards. - Contractor & Vendor Management:
Manage relationships with contractors, vendors, and subcontractors. Ensure that contracts are executed properly, timelines are adhered to, and quality expectations are met. - Risk Management & Problem Solving:
Identify potential risks to project timelines, budgets, or quality. Develop mitigation strategies and resolve issues promptly to keep projects on track. - Coordination with Internal Teams:
Work closely with the investment, property management, and finance teams to align project goals with the firm’s overall business strategy. - Compliance & Safety:
Ensure all projects comply with local building codes, zoning laws, and regulations. Enforce safety standards on-site and ensure adherence to OSHA guidelines. - Reporting & Communication:
Provide regular updates on project progress, budget status, and any potential delays or issues to department head. - Quality Assurance:
Monitor construction quality and craftsmanship to ensure that final deliverables meet the firm’s standards and client expectations. - Tenant & Occupant Considerations:
If the property is occupied during construction, coordinate with property management to ensure minimal disruption to tenants and occupants.
- Bachelor’s degree in Construction Management or related field (preferred).
- Minimum of 2-5 years of experience in construction management, with at least 3 years in a role overseeing projects on the owner's side (real estate development, investment, or property management firm preferred).
- Strong understanding of construction methods, contract negotiation, project scheduling, and budgeting.
- Experience with capital improvement projects and building renovations is required.
- Knowledge of relevant local, state, and federal building codes and regulations.
- Exceptional organizational, communication, and leadership skills.
- Ability to work under pressure, manage multiple projects simultaneously, and meet deadlines.
- Proficiency with construction management software (e.g., Smartsheets) and Microsoft Office Suite.
- Strong problem-solving skills and attention to detail.
- Willingness to travel as needed (approx. 25-40%).
