We are currently seeking a Property Manager!

Overview
Coves at Columbus is seeking a Property Manager to support daily operations of our building complex. This person will be a vital part of the team looking to stabilize this distressed property and bring it back to its full potential. This position will support leasing, collections, maintenance, and reporting efforts. They will assist the other Property Managers and report to the Regional Manager.  
The ideal candidate is initiative-taking and drives projects through to completion. The ability to work in a fast-paced, high-stress environment is key, but so is a sense of camaraderie: our team values working collaboratively.

Compensation and Benefits
  • Base Salary: $55K-$65K based on experience

About you:
  • Knowledge in Fair Housing
  • Ability to exercise sound judgment
  • Self-motivated with attention to detail
  • Ability to maintain positive relationships with internal and external contacts
  • Strong communication skills
  • 3-5 years of property management experience
  • Leadership experience
  • 2 years Yardi experience
  • Experience working with and stabilizing distressed properties is a plus
  • Must be able to walk at least 3 miles a day and lift 50lbs.
Core Responsibilities:
Included but not limited to:
  • Maintain property rentals by advertising and filling vacancies
  • Operate the property within financial guidelines
  • Perform daily physical inspections of the property and coordinate with the maintenance team
  • Maintain direct supervision of all staff, including work schedules, the delegation of duties, and conflict resolution
  • Distribute and negotiate lease renewals 
  • Enforce occupancy policies and procedures.
  • Prepare reports for ownership by collecting, analyzing, and summarizing property data 
  • Interview and hire all property employees
  • Ensure all Coves at Columbus policies and procedures are upheld, and infractions are properly reported
  • Meet leasing objectives by ensuring proper marketing tools are implemented
  • Exercise independent judgment and discretion to handle and resolve resident requests or concerns
  • Take responsibility for administrative duties including required reporting
  • Implement, design, and maintain a resident retention program
  • Investigate and/or report any incidents regarding the residents, employees, vendors or others regarding the property
  • Walk all vacant units and make sure the units are ready for move-In
  • Maintain collections and evictions
Experience in section 8 and 811 program is highly recommended
