Overview
Lifestyle Apartments Syracuse is seeking a driven and experienced Assistant Property Manager with strong leasing experience to help lead the stabilization and revitalization of a distressed residential community.
This is a hands-on position responsible for supporting the day-to-day operations of the property, with a significant focus on leasing, occupancy growth, resident retention, collections, maintenance coordination, team management, and financial performance.
Reporting directly to the Regional Manager, this individual will play a critical role in increasing occupancy, improving property operations, strengthening the resident experience, and helping return the community to strong and sustainable performance.
The ideal candidate brings a strong property management background combined with proven leasing experience and the ability to convert prospects into residents. We are looking for someone who is comfortable actively leasing—not simply overseeing the leasing function—and who can step in wherever needed to drive results.

Key Responsibilities
Property Operations & Leadership
Support and oversee daily property operations, ensuring compliance with company policies, Fair Housing laws, and local regulations
Conduct regular property inspections and coordinate timely maintenance, repairs, and preventive care
Manage maintenance service requests, prioritizing urgent items and coordinating with vendors and in-house staff
Monitor and enforce lease terms, community rules, and safety policies
Handle resident complaints and service issues with discretion, professionalism, and prompt follow-through
Assist with supervising on-site team members, including leasing, maintenance, porters, and contractors
Support scheduling, performance management, coaching, and accountability across the property team
Leasing, Marketing & Occupancy
Actively participate in the leasing process, including prospect follow-up, property tours, applications, lease execution, and move-ins
Maintain and increase occupancy through aggressive, consistent, and strategic leasing efforts
Convert leads and property traffic into qualified applications and signed leases
Respond promptly and professionally to phone, email, online, and walk-in leasing inquiries
Oversee and execute property marketing campaigns across RentCafe, ILS platforms, social media, signage, outreach, and other channels
Set and meet leasing goals and regularly review traffic, lead sources, follow-up activity, conversion rates, and occupancy trends
Ensure vacant units are market-ready and tours, follow-ups, applications, and move-ins are seamless and professional
Identify leasing challenges and recommend changes to pricing, concessions, marketing, outreach, or sales strategies
Build strong relationships with prospective and current residents to improve satisfaction, renewals, and resident retention
Work closely with the Regional Manager and property team to develop and execute strategies for stabilizing occupancy at an underperforming community
Financial Management & Reporting
Prepare, review, and manage operating budgets in coordination with the Regional Manager
Collect rent, process payments, and oversee delinquency tracking, notices, and evictions in accordance with legal guidelines
Maintain and monitor property financials, including accounts payable/receivable, purchase orders, and vendor contracts
Prepare and submit monthly, quarterly, and annual reports summarizing key metrics, resident feedback, occupancy trends, and property needs
Analyze operational and leasing data to make informed decisions that improve performance and reduce expenses
Administrative & Compliance
Maintain accurate and organized resident files, contracts, inspections, incident reports, and vendor documents
Ensure company policies and federal, state, and local housing laws and safety protocols are consistently upheld
Train and onboard new team members and provide ongoing coaching and development
Oversee timely completion of required administrative duties, including rent roll updates, delinquency logs, vendor W-9s, and inspection records
Create and maintain a resident retention strategy incorporating events, communication programs, renewal outreach, and reputation management
Requirements & Qualifications
4+ years of experience in multifamily property management and/or residential leasing
Strong hands-on leasing experience with a demonstrated ability to generate traffic, conduct tours, follow up with prospects, overcome objections, and close leases
Experience working at distressed, lease-up, turnaround, or underperforming multifamily communities strongly preferred
Proven ability to help increase occupancy and improve property performance
Strong leadership experience, including team supervision, coaching, and performance management
Experience using Yardi Voyager, RentCafe, or similar property management and leasing software
Solid understanding of Fair Housing laws, leasing best practices, and applicable housing regulations
Strong sales mentality with excellent customer service and relationship-building skills
Ability to manage multiple priorities and deadlines in a fast-paced, high-accountability environment
